When shopping for a condo, choosing a functional condo floor plan is of utmost importance and in the condo world, there are usually two to choose from, the “Wide-Shallow” and the “Long-Narrow”.
What is the Wide-Shallow?
The most sought after suite in any condo is called the “Wide-Shallow”. The wide-shallow floor plan layout is a suite that is wide on the window side and shallow in regards to suite depth. Here is a perfect example of this type of floor plan from one of Brad J. Lamb’s projects called King Charlotte:
As you can see, the wide-shallow floor plan allows not only the most amount of light into a condo unit by maximizing the number of windows (especially if you are a corner unit!), but it also offers the most optimum use of square footage. Why is light so important? Not only will you get an abundance of Vitamin D, but natural light has been proven to increase the resale value of condo units as it is very attractive to buyers. When considering floor plans, most buyers appreciate a condo that uses space efficiently and the wide-shallow would be the most desirable floor plan possible to achieve that.
What Is the Long-Narrow?
Wasted space is something that condo buyers must always try to avoid, and unfortunately, the Long-Narrow can be guilty of too much hallway and very little living space. Often referred to as “Bowling Alley” layouts, these types of units can feel like an inefficient use of space.
In the example above, upon entering the unit you have a long hallway that opens up to a kitchen and living area. The bedroom is located in the middle with no exterior windows other than sliding doors that may or may not be frosted. In my opinion, this layout is best suited for investment purposes rather than a place to call home.
